Spanning 458,250 sq ft across 12 individual units, the development offers a flexible mix of open-plan warehousing and integrated office accommodation, tailored to meet the operational needs of modern occupiers. Each unit benefits from generous external servicing areas and dedicated parking, supporting efficient logistics and workplace functionality.

The scheme was delivered in two carefully phased stages, commencing in July 2020 and reaching full completion by April 2023. This phased approach enabled strategic lettings and early occupation, while maintaining construction momentum and quality assurance throughout.

THE PROCESS

Ecological enhancement

Ecological enhancement formed a key part of the planning and design strategy. The site layout was sensitively developed to preserve existing Tree Preservation Order (TPO) trees and mature vegetation along the boundary, contributing to biodiversity and visual amenity. Additional measures included the installation of soakaway tanks to manage surface water sustainably, and the protection of bat species identified during ecological surveys—ensuring compliance with wildlife legislation and reinforcing the project’s environmental credentials.

Sustainability was a core driver throughout the design and delivery process. The project achieved an Energy Performance Certificate (EPC) rating of A and a BREEAM rating of Very Good.
