The Manor Royal development represents a considered and high-impact transformation of a previously underutilised brownfield site, formerly occupied by an obsolete office block.

Delivered as a bespoke logistics hub, the new facility spans 83,910 sq ft and was meticulously planned to support high-volume parcel processing and streamlined distribution workflows. The layout prioritises efficiency and adaptability and generous yard space to accommodate evolving operational demands.

Complementing the warehouse provision, the scheme incorporates 7,185 sq ft of premium office and meeting accommodation. These spaces were crafted to foster a professional and welcoming environment, supporting both administrative functions and stakeholder engagement.
Architecturally, the development presents a bold and refined industrial aesthetic, with clean lines, robust materiality, and a clear articulation of form.

Environmental performance was a key driver throughout, with the scheme achieving a BREEAM rating of Excellent.
