Prime Warehousing and Light Industrial

Cedars, Pease Pottage

Industrial

This prime warehousing and light industrial scheme exemplifies a forward-thinking approach to multi-unit industrial development, delivering seven high-performance units across four architecturally cohesive buildings. Designed to accommodate a range of occupiers under use classes B1, B2, and B8, the scheme supports light industrial, general industrial, and storage/distribution functions with flexibility and operational clarity.

Unit sizes range from 9,000 to 14,175 sq ft, collectively providing a total Gross Internal Area (GIA) of 82,175 sq ft. Each unit was configured with open-plan warehousing to maximise internal adaptability, and includes structural provisions for future office installations—allowing tenants to tailor their space to evolving business needs.

Externally, the development integrates generous servicing yards and ample parking provision, supporting efficient logistics and day-to-day operations. Electric Vehicle (EV) charging infrastructure is embedded across the site, reinforcing the scheme’s commitment to future mobility and low-carbon transport solutions.

THE PROCESS

Ecological enhancement

Ecological enhancement formed a key part of the planning and design strategy. The site layout was sensitively developed to preserve existing Tree Preservation Order (TPO) trees and mature vegetation along the boundary, contributing to biodiversity and visual amenity. Additional measures included the installation of soakaway tanks to manage surface water sustainably, and the protection of bat species identified during ecological surveys—ensuring compliance with wildlife legislation and reinforcing the project’s environmental credentials.

Sustainability was a core driver throughout the design and delivery process. The project achieved an Energy Performance Certificate (EPC) rating of A and a BREEAM rating of Very Good.
